Veteran property management leader brings three decades of experience to strengthen Carleton Living’s portfolio performance and client services
Bedford, Texas–March 1, 2025–With more than 30 years of experience in multifamily property management, Sharon Carpenter has joined Carleton Living Property Management Services as Area Vice President. In this role, Carpenter will oversee operations, elevate client service and drive portfolio growth across Carleton Living’s expanding footprint.
Carpenter will lead property operations throughout Central, North and South Texas with a current focus on portfolio performance, regulatory compliance and associate development. She will directly manage a team of four regional and general managers, providing mentorship and strategic guidance while fostering a culture of accountability and growth.
Her responsibilities also include spearheading new development launches with upcoming communities in Austin scheduled to open over the next two years. She will oversee operational planning and lease-up execution to ensure seamless integration into the portfolio. Additionally, Carpenter will play an active role in new business development by identifying and onboarding new management opportunities, participating in pitches, cultivating client relationships and growing Carleton Living’s third-party portfolio across Texas.
Carpenter will provide an additional layer of strategic support to clients and internal teams, strengthening communication, elevating service standards and reinforcing Carleton Living’s boutique-yet-institutional model. She will also drive process improvements and operational streamlining, leveraging her extensive industry expertise to enhance efficiency and support scalable growth.

Before joining Carleton Living, Carpenter served as Senior Vice President, overseeing more than 10,000 units across nine states and leading initiatives that improved efficiency through technology and team development. Previously, as Regional Vice President, she managed a diverse portfolio of affordable housing communities and built long-standing client relationships.
Carpenter holds a Bachelor of Arts degree from Texas Tech University, is a Certified Property Manager (CPM) through the Institute of Real Estate Management and a Housing Credit Certified Professional (HCCP) through the National Association of Home Builders. She is recognized for fostering a culture of continuous learning and operational excellence.
